Renters and buyers in Ghana have been burned by listings that turned out to be the wrong house, the wrong price or not available at all. If you are a landlord, owner or agent, the fastest way to stand out is a listing that answers their questions before they ask. Here is how to do it on FeelyFeely Homes.
Say who you are
When you start a property listing, you choose whether you are the property owner, a licensed agent or broker, or an authorised representative. Be accurate. It decides which documents you are asked for, and buyers increasingly want to know whether they are dealing with the owner or a middleman.
Be clear about sale or rent, and the terms
- Choose whether the property is for sale or for rent.
- For rentals, you can set a separate rent for each period you accept, for example monthly and yearly.
- Spell out the advance you require, what it covers and any agent or service charges in the description. Surprises at viewing are the number one reason tenants walk away.
Pin the exact location
Drop the map pin on the property and select the building outline. You can add a GhanaPost GPS address as well. If you prefer not to show the precise spot publicly, you can hide it and still be found in the right neighbourhood. Accurate locations mean enquiries from people who actually want that area.
Fill in the details renters filter by
Bedrooms, size, whether it is furnished, parking, power, security, air conditioning, a pool and pet policy. Renters narrow their search with these filters, so every detail you leave blank is a search you will not appear in. If it is furnished, tick the items included.
Photos and video
- Shoot every room in daylight with lights on and curtains open.
- Include the bathroom, kitchen, compound, the gate and the street outside.
- A short walk-through video answers more questions than any description.
- Only use photos of the actual unit. Showing a show-flat or a neighbour’s unit damages trust instantly.
Price it realistically
FeelyFeely’s price check compares your asking price with similar homes in the same area with the same number of bedrooms, so you can see whether you are priced to let or priced high before you publish.
Get the verified badge
The final step asks for documents. Owners may be asked for a land title or stamped indenture, a recent Lands Commission search report and a site plan or building permit; agents and representatives for an agency licence, mandate or power of attorney. Approved listings show a Verified Property badge, which is the single strongest trust signal you can give a cautious buyer or tenant.
